Hold land with no interest and no late fees
Our lease-purchase plan lets active citizens hold a unit at Freedom Village and pay for it over time, in plain monthly amounts. No bank, no interest, no surprises. Here's exactly how it works, including what happens if life gets hard.
New lot agreements are paused for now while we finish a legal review. If your plan has already started, it carries on exactly as written.
Each payment is rounded up to the cent, and the last one is a few cents less so the total is exact.
Work out a monthly payment
Enter a lot price. We take off the $1,500 down payment, then split the rest evenly over the months you choose, rounding each payment up to the cent. That's the whole calculation. There's nothing hidden in it.
Lot prices are set lot by lot, starting at $1,500. When lots reopen, each lot's page will show its price, size and monthly figure before you apply.
An illustration only. Your agreement shows your exact dates and amounts.
What the journey looks like
Choose a lot and a plan
You'll see the price, the monthly amount and the total before you sign anything.
Sign in the app
You read every page of the Lease with Option to Purchase and sign electronically. We countersign and send you a sealed copy.
Seven days to be sure
Cancel until midnight Eastern time on the seventh day after you sign, and we refund every cent you've paid.
Pay on the 1st
Payments come from your saved card or bank account. We remind you before each one, and send a receipt every time.
Your last payment
Paying the full price is how you use your option to purchase. No closing, no title company and no closing costs.
Your Land Unit Deed
You accept it in the app; the LLC's authorised signer signs it in ink before a notary. We aim to deliver it within 10 business days.
If you miss a payment
It happens. We'll never add a late fee or interest, and we'll talk with you before anything serious happens.
- Friendly reminders in the app and by email, 3, 10 and 20 days after a missed payment.
- A written Notice of Default, no earlier than 30 days after the payment was due, by email, in the app, and by first-class and certified mail.
- At least 30 days to catch up after you receive it, or to accept the payment plan we include, which has no fees and no interest.
- Only then, after two people on our team review your file, can an agreement end, and only with a separate written Notice of Termination.
If you're facing hardship or think an amount is wrong, tell us and we'll pause and look at your case. If you're on active military duty or have filed for bankruptcy, tell us right away; we'll pause and follow the laws that protect you. If an agreement does end, we recover the lot only through the courts, never by self-help: no changed locks, no blocked roads, no removing anyone's belongings. You'll have 30 days to collect your things.
What happens to your payments
If an agreement ends because of a default, the payments you made are kept as rent for the time you held the unit and as agreed damages, with one important exception.
The 15% rule
If you've paid at least 15% of the price, we refund what you paid toward the price above the greater of 15% of the price or our documented actual costs (a fair monthly rent written into your agreement, plus real resale costs). We pay it within 30 days, with a statement showing the sums.
Ending an agreement doesn't end your citizenship. And if you ever want out of a plan on good terms, talk to us: you may be able to transfer it to another citizen with our written consent, which we won't unreasonably refuse.
What you hold when you've paid in full
Your Land Unit Deed confirms three things under the Declaration of Condominium for Freedom Village Georgia I:
- your exclusive right to use and make decisions about the use of your unit;
- your unit's share and its voting allocation under the Declaration; and
- your rights as a Unit Owner.
Muhammad Hunter Jugger, LLC keeps legal title to the whole tract. The deed doesn't transfer ownership of land, isn't recorded in the county land records, and your rights can be affected by the LLC's lenders, its creditors or a sale of the tract. You're welcome to ask a lawyer of your choice what this means for you.
About lease-purchase
Is there really no interest?
Really. The price is the price. We divide what's left after the down payment by the months you choose, and that's what you pay.
Is there any tax in my payments?
No. Your payments don't include any tax. The LLC pays the property tax on the tract. If a tax ever applied, we'd tell you before charging it.
How do I pay?
By card or bank account through the Citizen Portal, charged on the 1st of each month. We never take payments into personal accounts, and please never send cash.
Can I pay off early?
Please ask us. We'll tell you exactly what's possible for your plan before you decide.
Do my citizenship dues count toward my lot?
No. Dues and lot payments are separate. Your $35 monthly dues keep your citizenship active; your lot payments go toward your lot's price.
